Buying this project was interesting.

Day 1 – Thursday – viewed the Oast House. Later that day after working out some base figures and speaking with a builder I knew I put in an offer of £250,000

Day 2 – Friday – The vendors agent calls me to say the offer has been accepted but I will need to exchange contracts asap and in any case before the other purchaser who has also put forward an offer of £250,000. The vendor is not interested in a toing and froing over the price…he wants a quick sale so we are now in a ‘contract race’. (Now it is very possible that there never was another purchaser – this doesn’t matter, for us to have the property at the price we want to pay we will need to move heaven and earth and give the vendor a quick sale , as long as the legals are all OK)

I contact my solicitor and tell him what has just happened and he take up the challenge.

Later the same day  Louise and I fly to Dublin for a weeks holiday. Not great timing but we had to go. (The bedroom of the hotel room we had was round…the roundel of an Oast House is round…..I am not superstitious at all but that is kind of spooky.)

Fast forward to Day 9, the following Friday – My solicitor has all the paperwork and all looks good. We use the searches provided by the vendor and after further checks we exchange contracts. 9 days from viewing to exchange.

We fly back to the UK the proud owners of a Grade 2 Listed Oast House.

The project started in January 2003 and completed 5 months later. I bought the property for £250,000, I spent £140,000 on the conversion including the double garage and I sold the Grade 2 Listed Oast House in 2005 for £545,000.
