Estate Agent Selection and Staging for Sale

We started the project on the 22nd of July 2015 and 9 months later we are finished. The barn looks great and I am very proud of the result. Now it is time to select the Estate Agent and stage the property for sale.

Staging the property for sale

I cannot stress enough how important it is to dress/stage any property you are selling. Empty properties have no soul and prospective purchasers like to see how the space, especially in an open plan barn such as Maddomswood, could be used.

We have a stock of beds and sofas which we store between projects; each time we bring it to site we will buy cushions, throws, nick knacks etc that reflect the current trends.

Estate Agent

Before I started the project I met with Justin, the principle from Campbells Estate Agent in Battle to ask his opinion as to the likely re-sale value.

He re-visited on 3 further occasions as the build progressed.

As a result of his continued interest I met with him to establish a final re-sale value and sales strategy. He initially indicated a price of £900,000 but we felt, after our own research, it would be better to fix the price very competitively at £875,000.

We agreed an Estate Sgent fee for his firms services and a date was set for the photographs to be taken.

I produced a full specification which contained all the information that that he and his Estate Agent colleagues would need to know and if required pass on to any prospective purchaser.

Here are the photographs taken by a specialist contracted by Campbells. These were placed on Rightmove  and a selected number were used within the glossy brochure, in the paper advertising and on the Agents website.
